An air conditioner that blows air but does not cool is one of the most common service calls in the UAE, and it almost always comes down to one of five causes. Knowing which one you are looking at helps you describe the problem accurately and avoid paying for the wrong repair.
1. Restricted airflow
Before anything exotic, check airflow. A filter clogged with dust — and UAE homes generate a lot of dust — starves the evaporator coil of air. The coil gets too cold, ice forms on it, and airflow drops further. From the room it feels exactly like a refrigerant problem.
You can safely remove and rinse most split-unit filters yourself. If the unit improves for a day and then fades again, the coil behind the filter likely needs a proper clean.
2. Low refrigerant from a leak
Refrigerant circulates in a sealed loop. It is not consumed, so if the level is low there is a leak — usually at a joint, a flare fitting or a corroded section of coil. Symptoms include cooling that fades over weeks, ice on the thin copper pipe at the outdoor unit, and longer and longer run times.
Simply topping up the gas is not a repair. The leak point needs to be found and fixed first, otherwise the same fault returns in a few months.
3. A failing capacitor or contactor
If the indoor fan runs but the outdoor unit is silent, or the outdoor fan spins while the compressor hums and cuts out, the start capacitor is a prime suspect. Capacitors degrade with heat, and UAE rooftops are hard on them. This is an inexpensive part but it needs correct diagnosis and safe discharge before handling.
4. Thermostat and sensor faults
A sensor reading the room as colder than it is will cut the compressor early, leaving the room warm while the unit appears to work normally. Wall thermostats in villas can also lose communication with the ducted unit they control, particularly after a power interruption.
5. A dirty or blocked condenser
The outdoor unit rejects heat to the air around it. If its fins are packed with dust, or it sits in a hot enclosed space with no clearance, it cannot shed heat and cooling capacity collapses on the hottest days. Near the coast, salt corrosion on the fins has the same effect.
When to call a technician
Clean the filter and clear obstructions around the outdoor unit — those are safe to do. Anything involving refrigerant, electrical components or opening the unit needs a technician with gauges and a meter, both for accuracy and for safety.
If cooling has faded gradually, if ice is forming anywhere, or if the breaker trips when the AC starts, book a diagnosis rather than continuing to run the system. Running a failing compressor is the fastest way to turn a moderate repair into a replacement.
